What Malabar Homes and Businesses Need
A quiet pocket wrapped around Long Bay, and a suburb that took its name from a ship. The MV Malabar came to grief on the coast here in 1931 and the name stuck.
It only became a suburb when the tram pushed through to the old Coast Hospital in the early 1900s. That timing explains the streets: wide, unhurried, and lined with the brick cottages that went up straight afterwards.
Federation and interwar cottages still dominate, filled in later with post-war houses and a handful of low-rise blocks. Very little of it has been knocked down.
Three eras, then, and the newest of them stopped in the 1980s. Density stayed low the whole way through, which is unusual this close to the water and it is the reason the streets still feel like they did.
For a sparkie, low density and old stock is a specific combination. It means detached houses with their own boards, their own mains, and nobody upstairs to blame.

Prince Edward Street and Bay Parade are two of the streets where you see it clearest. Big old cottages, careful owners, and meter boxes that have not changed since the tram was running.
Solid Brick, and Where the Cable Has to Go
The building material here decides half the quote, and almost nobody thinks about it until we are standing in the hallway.
Walls here are brick, and a lot of them are double. Render turns up on the later ones.
Two skins of brick with no cavity between leaves nowhere for a cable to fall. There is no void behind the plaster, because there is no plaster, just masonry.
That leaves three honest routes: surface conduit, a chase cut into the mortar and made good afterwards, or down through the roof space into a cupboard. Each costs something different.
Which one your walls allow is a decision made standing in your hallway, not over the phone. The rendered post-war homes tend to be quicker; the Federation cottages are the slow ones.

Common Call-Outs in Malabar
Three jobs account for most of what gets phoned through from here. All three trace to the same root: original housing that nobody ever modernised.
Ceramic fuse switchboards. Many of the original interwar and post-war houses here still run them. Rewireable ceramic fuses do not detect earth leakage, they just melt, and modernising the board is the fix.
No RCD safety switches. Skip the rewire and you generally skip these too, so a lot of circuits here have no earth-leakage protection whatsoever. Retrofitting safety switches costs little against the alternative, and inspectors hunt for them before anything else.
Rewires during renovation. Renovating one of these brick cottages almost always means pulling wiring out, whether partly or the lot. That discovery is much cheaper at demolition stage than after the plasterer has been, which is why we ask to look early and price a rewire properly.
